Your legal duty as a landlord
Under the Gas Safety (Installation and Use) Regulations 1998, landlords in England must have every gas appliance and flue checked for safety every 12 months by a Gas Safe registered engineer. A copy of the record must be given to existing tenants within 28 days, and to new tenants before they move in. Records must be kept for at least two years. Most landlord insurance is void without a valid CP12.
