What is a Boiler Installation certificate?

A complete boiler replacement: survey and correct sizing, supply of the appliance, removal of the old unit, installation, system treatment, commissioning to manufacturer specification, Building Regulations notification and warranty registration. We size the boiler to the property's actual heat loss rather than simply matching whatever was there before, because an oversized boiler cycles constantly, wastes gas and wears out faster.

Why it's worth getting right

A boiler replacement is the largest single mechanical investment most landlords make in a property, and the quality of the installation matters more than the badge on the front. The same appliance can deliver fifteen years of trouble-free service or fail repeatedly within three, depending on whether it was correctly sized, whether the system was cleaned and treated before the new unit went on, and whether it was properly commissioned. Those three things are where installations are quietly cut short to win on price.

Notification, commissioning and warranty

Installing a boiler is notifiable work under Part L and Part J of the Building Regulations. Because our engineers are Gas Safe registered, the installation is self-certified and the Building Regulations Compliance Certificate is issued to you and lodged with your local authority automatically — you do not need to arrange separate building control involvement. Under the Boiler Plus standard in force in England, new gas boiler installations must achieve a minimum seasonal efficiency of 92% ErP and include time and temperature controls, plus at least one additional energy-saving measure such as load compensation, weather compensation, flue gas heat recovery or smart controls. We register your warranty with the manufacturer on completion.

The technical detail behind the certificate — what gets checked, what the results mean, and the decisions that actually affect your property.

Combi, system or regular — choosing the right type

A combi boiler heats water on demand with no cylinder, which saves space and suits flats and smaller properties with one bathroom, but its hot water flow rate is limited by the incoming mains, so two showers running at once will disappoint. A system boiler works with a pressurised unvented cylinder and delivers strong simultaneous flow to multiple bathrooms, making it the right answer for larger family houses and most HMOs. A regular or heat-only boiler works with a traditional vented cylinder and a loft tank, and is usually retained where the existing pipework makes conversion disproportionately expensive. The decision should follow the property's bathroom count, occupancy and incoming mains flow rate — which we measure rather than estimate.

Why correct sizing matters more than headline output

Oversizing is the most common installation error in the UK, and it is counter-intuitive: a boiler that is too powerful is worse than one sized correctly. It reaches temperature quickly, shuts down, cools, and fires again — cycling repeatedly, which wastes gas, causes more wear than steady running, and shortens the life of the appliance. Correct sizing starts from the property's actual heat loss, calculated from floor area, construction, glazing and insulation, then adds hot water demand based on bathroom count and flow rate. A well-insulated two-bedroom flat rarely needs more than 24 kW, whatever the 35 kW unit currently on the wall might suggest.

System cleaning is not optional

Fitting a new boiler onto an old, dirty system is the fastest way to destroy it. Years of accumulated magnetite sludge sitting in radiators and pipework will migrate straight into the new heat exchanger, and manufacturers know it — most warranties are explicitly conditional on the system having been cleaned and treated to BS 7593 at installation. Our standard installation includes a full system clean, dosing with corrosion inhibitor, and fitting a magnetic system filter. Where the system is heavily contaminated we will recommend a power flush rather than a chemical clean, and we will explain why rather than adding it silently to the quote.

What the starting price covers, and what varies

Our installations start at £2,509 including VAT for a straightforward like-for-like combi replacement in the same position: appliance, removal and disposal of the old unit, installation, system clean and inhibitor, magnetic filter, commissioning, Building Regulations notification and warranty registration. Costs rise where the work genuinely changes: relocating the boiler to a different wall, converting between boiler types, upgrading gas supply pipework to meet the new appliance's demand, replacing a cylinder, adding a flue extension, or installing smart controls. We survey before quoting and give you a fixed price, so the figure you agree is the figure you pay.

Getting the warranty you were promised

Manufacturer warranties of seven to twelve years are common, but they are conditional and the conditions are enforced. The appliance must be registered with the manufacturer within the stated window, usually 30 days. The system must have been cleaned and treated at installation, and inhibitor levels maintained. The boiler must be serviced annually by a Gas Safe registered engineer, with documentation. Miss any one of these and a heat exchanger failure in year six becomes a bill rather than a claim. We register the warranty for you on completion and issue the documentation you will need to evidence the servicing history later.

Protecting the investment

Service the boiler annually from the first year — the warranty depends on it and so does the appliance's working life. Clean the magnetic filter at every service; if one was not fitted at installation, have one added, as it is a small cost that protects the most expensive component in the system. Keep inhibitor levels topped up, which is checked at each service, and avoid repeatedly topping up system pressure without investigating the cause, since fresh water means fresh oxygen and accelerated corrosion. Keep all installation and commissioning paperwork together with the annual service records, because that file is what a warranty claim or a property sale will depend on.
