What is a EICR certificate?
An Electrical Installation Condition Report (EICR) is a detailed inspection of the fixed wiring in your property — consumer unit, circuits, sockets, switches and earthing. Our NICEIC / NAPIT certified electricians identify any deterioration, damage or non-compliance, grade the findings and issue a clear satisfactory or unsatisfactory report you can rely on.
Why it's worth getting right
Hidden electrical faults are silent and dangerous. A thorough EICR catches problems long before they cause shocks or fires, protects your tenants, and is now a hard legal requirement for the private rented sector. A satisfactory report also reassures agents, insurers and lenders that the installation is sound.
Your legal duty as a landlord
The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the electrical installation inspected and tested at least every 5 years (every 3 years for many HMOs) by a qualified person. A copy must be supplied to tenants within 28 days and to the local authority on request. Fines of up to £30,000 apply for non-compliance.
