Under the Gas Safety (Installation and Use) Regulations 1998, landlords in England, Scotland and Wales must ensure that every gas appliance, flue and installation pipe they are responsible for is checked for safety at intervals of no more than twelve months by a Gas Safe registered engineer. A copy of the record must be given to existing tenants within 28 days of the check and to any new tenant before they occupy the property. Records must be kept for at least two years. There is no grace period and no exemption for short tenancies. Breach is a criminal offence carrying unlimited fines and, where a death results, prosecution for corporate or gross negligence manslaughter.
