EICR Cost London 2026: How Much Should You Pay?

EICR pricing in London varies a lot — quotes from £60 to £350+ for the same property are common. Here's why, and what to watch for:

Number of circuits. The more circuits in the consumer unit, the longer the test takes. A studio with 6 circuits is much faster than a 5-bedroom house with 20+. Reputable providers price by bedroom count (as a proxy for circuit count) rather than quoting a single flat rate.

Hidden extras. Some providers advertise a low base price and then add "report fees", "admin charges" or inflated "parking charges". Always ask for an all-inclusive written quote.

Accreditation. A qualified NICEIC or NAPIT electrician will typically charge more than an unqualified operative — but the test is only legally valid if carried out by a "qualified person", which in practice means NICEIC, NAPIT or an equivalent scheme member. Cheap tests by unaccredited operatives are not legally compliant.

Remedial work. The EICR inspection cost is one thing; if the report is unsatisfactory, you'll need remedial work to bring the installation to standard. A good provider quotes both up front.

A proper EICR from a qualified electrician covers:

• Visual inspection of the consumer unit, wiring, sockets, switches and earthing
• Dead tests (power off) — insulation resistance on every circuit
• Live tests — earth fault loop impedance, RCD operation, polarity checks
• A coded report: C1 (immediate danger), C2 (potentially dangerous), C3 (improvement recommended)
• A satisfactory or unsatisfactory overall verdict
• A "next inspection due" date (typically 5 years for a satisfactory report)

Your certificate is issued the same day and sent by email. A copy must be given to your tenant within 28 days.

Generally, no. The legal requirement is that an EICR is carried out by a "qualified person". In practice, that means someone registered with NICEIC, NAPIT or a recognised equivalent. An EICR issued by an unqualified person is not legally compliant — even if it looks professional on paper.

Beyond the legal risk, a rushed or superficial EICR that misses genuine faults leaves you exposed to liability if something goes wrong. The difference between a £60 "discount" EICR and a proper £104.99 inspection is meaningful — and the consequences of a missed fault are not.

Book with a provider who names their electricians' accreditation scheme, gives you a fixed all-inclusive price before the visit, and issues a report that names and tests every circuit.

At least every 5 years for standard private rented properties, and every 3 years for most HMOs. Your previous report should state a "next inspection due" date — if it says less than 5 years, that's because the previous electrician identified concerns warranting an earlier check.

If you've just bought a tenanted property and there's no EICR on file, you need one before the next tenancy renewal (and to provide a copy to the current tenant within 28 days of commissioning it).
