Fire Safety Check for Redbridge landlords
Landlords across Redbridge book our fire safety check service every week. Redbridge covers IG1, IG2, IG3, IG4 and the wider Redbridge area, with housing stock that ranges from a suburban borough of inter-war semis and Edwardian terraces around Ilford, Wanstead and South Woodford, popular with families and renters alike. Our accredited engineers attend at short notice, carry out the inspection on site, and issue your Fire Safety Check the same day — whether the property sits close to Ilford town centre or on the Newham, Waltham Forest and Havering border.
Fire safety obligations in Redbridge vary sharply by building type: a single-family let near Ilford town centre carries a different regime from a communal building or HMO on a higher-storey street. Our Fire Safety Check is scoped to the actual building rather than a generic template, and we document the reasoning so your record stands up to a fire officer inspection.
The Fire Safety Check is a formal inspection and test of the fire detection in a property: smoke alarms, heat alarms and carbon monoxide alarms. We verify that each device is the correct type for its location, correctly positioned, within its expiry date, properly interlinked where required, and actually functional when tested with real smoke or heat rather than just the test button. You receive a certificate listing every device with its type, location, age and result.
Where we work in Redbridge
We cover Redbridge in full — every postcode from IG1 through E18 — and also the neighbouring boroughs of Newham, Waltham Forest, Havering and Barking & Dagenham in the same visit routing. Where a job falls inside the Central London Congestion Charge zone, or paid parking applies at the property, both are always shown up front on your quote rather than added afterwards.
Neighbouring boroughs we also cover: Newham, Waltham Forest, Havering, Barking & Dagenham. Booking two services in the same visit — for example a Fire Safety Check and a Gas Safety Certificate — saves your tenant a second appointment.
Your legal duty
The Smoke and Carbon Monoxide Alarm (England) Regulations 2015, as amended in 2022, require a smoke alarm on every storey of a rented property used as living accommodation, and a carbon monoxide alarm in any room used as living accommodation containing a fixed combustion appliance other than a gas cooker. Alarms must be tested and confirmed working on the first day of a new tenancy, and must be repaired or replaced once the landlord is informed of a fault. The 2022 amendment extended the duties to social housing and made the repair obligation explicit. Licensed HMOs face additional requirements — usually a Grade A or interlinked Grade D system to BS 5839-6 — set through licence conditions and the fire risk assessment. Local authorities can impose a penalty of up to £5,000 for breach.
