Fire Risk Assessment for Havering landlords
Landlords across Havering book our fire risk assessment service every week. Havering covers RM1, RM2, RM3, RM4 and the wider Havering area, with housing stock that ranges from London's most easterly borough — semi-rural and suburban, with detached houses, bungalows and inter-war semis around Romford and Hornchurch. Our accredited engineers attend at short notice, carry out the inspection on site, and issue your Fire Risk Assessment the same day — whether the property sits close to Romford town centre or on the Barking & Dagenham and Redbridge border.
Fire safety obligations in Havering vary sharply by building type: a single-family let near Romford town centre carries a different regime from a communal building or HMO on a higher-storey street. Our Fire Risk Assessment is scoped to the actual building rather than a generic template, and we document the reasoning so your record stands up to a fire officer inspection.
A Fire Risk Assessment is a structured survey of a building that identifies fire hazards, the people at risk, and the measures needed to reduce that risk to an acceptable level. It follows the recognised five-step method, examines means of escape, compartmentation, detection and warning, emergency lighting and management arrangements, and produces a written report with a prioritised action plan. For HMOs and any building with communal areas, holding a current, suitable and sufficient assessment is a legal requirement.
Where we work in Havering
We cover Havering in full — every postcode from RM1 through RM14 — and also the neighbouring boroughs of Barking & Dagenham and Redbridge in the same visit routing. Where a job falls inside the Central London Congestion Charge zone, or paid parking applies at the property, both are always shown up front on your quote rather than added afterwards.
Neighbouring boroughs we also cover: Barking & Dagenham, Redbridge. Booking two services in the same visit — for example a Fire Risk Assessment and a Gas Safety Certificate — saves your tenant a second appointment.
Your legal duty as the responsible person
The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person — the landlord, freeholder or managing agent — to carry out and keep up to date a suitable and sufficient fire risk assessment of the common parts of any building containing two or more sets of domestic premises, and of any HMO. Since the Fire Safety Act 2021 the assessment must expressly include the building's structure, external walls, cladding, balconies and flat entrance doors. Where five or more people are employed, or the premises is licensed, the significant findings must be recorded in writing. The Fire Safety (England) Regulations 2022 added further duties for buildings above 11 metres and for high-rise residential buildings. Failure to comply carries unlimited fines and up to two years' imprisonment.
